Heather Reid is a building enclosure engineer with over 20 years’ experience in various specialties in the construction industry in both Canada and the US. She is currently leading Sustainability Initiatives as an Owner Representative for PCI Developments. Formerly in her role as a Principal at RDH Building Science, she specialized in existing buildings overseeing the assessment, planning and execution of building enclosure repair, renewal, remediation and retrofit projects. She has worked with countless strata corporations throughout the Lower Mainland helping them understand and execute small and large-scale projects to meet their individual needs and has successfully led a number of podium membrane replacements of various scale.

 

About the Topic: Beneath the Surface: Podium Membrane Replacements and Sustainable Design Considerations for New Construction

We’re in the era of podium membrane replacements for buildings of 1990s stock and earlier. While diagnosing issues and specifying technical work may be straightforward, successfully executing these projects requires strong project and client management, and a clear understanding of the various professionals involved and the limits of their expertise.

In addition to the envelope professional, podium membrane replacements typically involve an arborist, landscape architect, and code consultant, and in some cases a structural engineer, mechanical engineer and/or surveyor. Who is responsible for what, and when? Who ensures coordination? Who manages the overall process? What’s required for the building permit? How much does the whole project cost and what is the sequence? How and when do stratas approve the work and raise the funds? Clients look to envelope professionals not just to diagnose the issues and recommend solutions, but also to answer these questions, help them through the remediation process and administer the contract appropriately.

This presentation focuses on scope development, contract administration, client management and implementation of podium membrane replacements. It also offers insights for new construction into the sustainable design of podiums, courtyards and amenity roofs with long-term maintenance, renewal and risk mitigation in mind.
