SUMMARY:Vancouver Luncheon: Condensation Analysis in a Cold Climate
DESCRIPTION:About the Presenter:\nWesley Narciso\, P.Eng\, CRP\, PRA\, LEED AP\, JRS Engineering – Project Engineer \nA professional engineer licensed in British Columbia\, Wesley Narciso has been providing building envelope consulting services for seven years and engineering consulting in Canada and the US for twelve years. \nWesley has applied his building envelope and materials engineering experience to the benefit of numerous projects across a broad spectrum of building types— from wood-frame low-rise and concrete high-rise residential buildings to steel-and-glass commercial\, office and institutional buildings. He has performed and reviewed over a hundred targeted and full scale building/property assessments and provided recommendations to strata councils\, property managers as well as institutional and commercial asset managers in order to provide recommendations on repairs\, reserve fund spending and asset management. Wesley has experience in research\, design and project management on a variety of west coast projects. He has provided legal support in Canada and the US and served as an expert witness in the Supreme of BC. Wesley’s expertise metallurgical engineering and corrosion has been beneficial in assisting with structural assessments\, fastener failure investigations and domestic water pipe replacements. \nAn active participant in the building science industry\, Wesley takes part in professional committees and presents to industry groups and associations. As part of SeaBEC\, he helped plan their first Building Enclosure Symposium in 2011. He is the first Professional Engineer in BC to become a Certified Reserve Planner and the only Professional Engineer in North America to also be a Professional Reserve Analyst. Wesley is also an official Mentor with APEGBC and was awarded Mentor Of The Year in 2012\, the inaugural year of the award. \nAbout the topic: \nInterior condensation is a common problem at the interior surfaces of windows and sliding doors in cold climates. A high end hotel resort and spa in Whistler is experiencing condensation issues specifically at their sliding doors\, which are damaging the glazing assemblies and depositing organic growth on interior finishes. This study and presentation builds on previous engineering reports\, building science principles\, thermal comfort analysis and ventilation modeling to assess the condensation problem at a representative suite in the hotel\, which has experienced significant condensation accumulation.
